973 Residential Plots to Be Offered Near Noida International Airport

The Yamuna Expressway Industrial Development Authority (YEIDA) residential plot scheme, which had been delayed for almost three months, has finally received approval.

The delay happened because of a dispute with the Uttar Pradesh Real Estate Regulatory Authority (UP RERA).

Now, YEIDA has accepted all the conditions set by the regulator. After the scheme completes its RERA registration process, it is expected to launch in February 2026.

This scheme could give people a good opportunity to buy residential land near the upcoming Noida International Airport and build their own homes.

Location and Number of Residential Plots

This scheme is especially important for people who want to build homes in the fast-developing areas around Jewar Airport. According to reports, a total of 973 residential plots will be available under the scheme.

The plots will be located in the following sectors:

Sector 15C

Sector 18

Sector 24A

One notable point is that plots in Sector 15C are being offered for the first time, making this scheme even more significant.

Plot Size: 162 square meters to 290 square meters

Breakdown of plot categories:

162 sqm plots: 476

200 sqm plots: 481 (largest category)

General category: 755 plots

The remaining plots are reserved for different reserved categories.

Reason Behind the Earlier Delay

Earlier this year, YEIDA had applied to UP RERA for registration of the scheme. However, the approval process was delayed due to two main objections.

The first issue related to the lump-sum payment condition, which had already been agreed upon. The bigger dispute was about whether to use a lease agreement or a lease deed.

RERA suggested that, similar to builder projects, a lease agreement should be signed after the plot is allotted. On the other hand, YEIDA believed it would be more practical to directly sign a lease deed at the time of possession.

Now, YEIDA has agreed to follow RERA’s condition. This means a lease agreement will be implemented after the plot allotment,

and all objections have now been resolved. The scheme’s registration process is currently in its final stage.

Payment Terms and Extra Charges

Applicants will need to pay 10% of the plot price as a registration fee while submitting their application.

After the plot is allotted:

The remaining 90% amount must be paid in one lump sum within 60 days.

Buyers will also have to pay stamp duty and other additional charges because the lease agreement system will be followed.

Why This Scheme Is Important

The scheme is expected to attract strong interest because Jewar Airport is likely to start operations around February 2026. Once the airport becomes operational, real estate development in the surrounding areas is expected to grow rapidly.

Because of this, the scheme could be a good opportunity not only for people who want to build homes, but also for investors.
