Maharashtra Aadhaar rule for property registration has come into effect from October 1, making Aadhaar authentication a requirement for registering immovable property documents in the state.
The move covers documents related to property transactions and is aimed at strengthening identity verification.
According to the state government, the new system is intended to reduce impersonation and fraud involving fake parties and witnesses during property registration.
Maharashtra Aadhaar Rule for Property Registration
Revenue Minister Chandrashekhar Bawankule said the new rules apply to 63 types of documents related to immovable property. These include documents for property sale, purchase, mortgage and partition.
The minister said the decision was taken on the instructions of Chief Minister Devendra Fadnavis and has been notified in the government gazette.
The Registration and Stamps Department under the Revenue Department handles the registration of immovable property documents in Maharashtra.
The new authentication requirement is intended to strengthen the identity verification process during registration.
What Happens Without an Aadhaar Number
Applicants who do not have an Aadhaar number can provide proof that they have applied for Aadhaar.
They will also need to submit another government-issued identity document and proof of their relationship with the person involved in the transaction, as applicable under the notification.
The submitted documents and identity details will be verified before the property transaction is completed. The government has said the process is intended to reduce the scope for identity-related fraud.
Special Rules for Children
The new system also includes provisions for children and certain eligible categories. For individuals below 18 years of age, Aadhaar enrolment applications can be made with the consent of a parent or legal guardian.
The government has clarified that the absence of an Aadhaar number by itself will not lead to denial of document registration for a child or eligible beneficiary.
