EPF Withdrawal Rules now allow eligible members to access up to 75% of their EPF balance for housing-related needs after completing 12 months of EPF membership.
The facility covers buying or building a house, home-loan repayment and repairs or renovation.
The new framework has simplified earlier withdrawal conditions by bringing housing withdrawals under a common structure.
A mandatory 25% minimum balance must remain in the EPF account, limiting the amount that can be accessed.
EPF Withdrawal Rules for Housing
Members can use the housing facility to purchase a house, flat or site, construct a house, repay an eligible home loan, or carry out additions, alterations, renovation or improvement of an existing property.
The housing withdrawal facility is available after 12 months of total EPF membership.
Claims under the housing category are limited to five during a member’s EPF membership.
The amount available depends primarily on the member’s eligible EPF balance.
Previous withdrawals can reduce the amount available for a later claim, while the required minimum balance has to be maintained.
How Much EPF Money Can You Withdraw
Under the current framework, members can access up to 100% of their Eligible Member Balance, but 25% of the total relevant EPF balance has to remain as the Minimum Balance.
In practical terms, this means up to 75% of the EPF balance can be accessed for housing.
This calculation differs from some earlier housing provisions, where withdrawal limits could depend on salary-based calculations and the specific purpose of the advance.
The new framework instead places greater emphasis on the accumulated EPF balance.
For example, if the relevant EPF balance is ₹8 lakh, the maximum amount accessible under the 75% housing limit would be ₹6 lakh, while ₹2 lakh would remain in the account.
EPF Money for House Repairs and Renovation
The housing category also covers repairs, renovation and improvements to an existing house or flat.
Members can therefore use the permitted EPF advance not only for purchasing or constructing a property but also for eligible improvement work.
The new framework is intended to simplify partial withdrawals and increase automated processing.
However, members still need to maintain accurate UAN, KYC and bank-account details, and property-related conditions may apply depending on the claim.

Members should check their available EPF balance before planning a housing withdrawal because the maximum amount is linked to the eligible balance rather than simply the property’s cost.
Any earlier withdrawal can also affect the amount available for a subsequent claim.
The housing withdrawal provision is part of the broader EPF Scheme 2026, which consolidated several partial-withdrawal provisions into broader categories and introduced a mandatory minimum balance requirement.
